Seven Hills Realty Trust Closes $24.3M Loan
Seven Hills Realty Trust announced the closing of a $24.3M first mortgage loan to refinance Kimball on Main, a 25,000 square foot retail property located in Park City, Utah. Kimball on Main is prominently located within Park City's historic Main Street shopping district and is well leased to a diverse mix of retail tenants. The property benefits from strong foot traffic generated by both local residents and year-round tourism, as well as significant barriers to entry driven by restrictive zoning which limits new development within the historic downtown corridor. The loan has a three-year initial term with two one-year extension options, subject to the borrower satisfying certain conditions. The transaction was brought to SEVN's manager, Tremont Realty Capital, by Stanton Road Capital, a private investment management firm with offices in Los Angeles and Park City, and the sponsor and owner of the property.

President and CEO Tom Lorenzini said: "Seven Hills delivered a strong fourth quarter, reflecting the strength of our fully performing loan portfolio and the quality of our disciplined underwriting. We generated Distributable Earnings of $0.28 per share, fully covering our quarterly distribution, while investing $101.3 million in new loans during the quarter and an additional $30.5 million since year end. In addition, we successfully raised $65.2 million in gross proceeds in December from our rights offering, which significantly increases our capacity to deploy new capital. This additional capacity positions us to capitalize on a robust pipeline of attractive risk-adjusted opportunities."

Seven Hills Realty Trust CFO Fernando Diaz resigns, Matthew Brown succeeds
Seven Hills Realty Trust (SEVN) announced that Matthew Brown has been appointed as CFO and treasurer, effective March 10. Brown is a senior VP of The RMR Group (RMR) where he oversees the accounting and finance functions and the tax department. Brown has served in various accounting and finance leadership roles since joining RMR in 2007 and has extensive experience in reporting and compliance, mergers and acquisitions, capital market transactions and technical accounting matters. Brown succeeds Fernando Diaz, who resigned from his position with SEVN, effective March 9. The company said Diaz's resignation was not the result of any dispute with SEVN, Tremont Realty Capital or RMR.
