Xenia Reports Q1 Revenue of $295.41M, Exceeding Expectations
Reports Q1 revenue $295.41M, consensus $291.33M. "We are pleased with the strong start to 2026, as our portfolio delivered first quarter results that exceeded our expectations" said Marcel Verbaas, Chair and Chief Executive Officer of Xenia. "Record performance at Grand Hyatt Scottsdale Resort and increased group and transient demand throughout the portfolio resulted in Same-Property RevPAR growth of 7.4% versus the first quarter of 2025, with March being a standout month delivering Same-Property RevPAR growth of over 14% versus the same month last year. Favorable top-line performance driven by meaningful ADR growth and solid expense management resulted in margin growth of 270 basis points. Adjusted EBITDAre and Adjusted FFO per share increased nearly 12% and 24%, respectively, reflecting our continued focus on profitability and per share earnings. As a result, we have increased our full-year guidance to reflect the first quarter outperformance."

Xenia Reports Q4 Revenue of $265.58M
Reports Q4 revenue $265.58M, consensus $264.77M. "Strong group and transient demand drove a Same-Property RevPAR increase of 4.5% for the quarter, building on the 5.6% RevPAR growth our Same-Property portfolio achieved in the fourth quarter of 2024," said Marcel Verbaas, chair and CEO of Xenia. "Growth in non-rooms revenues contributed to a 6.7% increase in Same-Property Total RevPAR for the quarter. The continued successful ramp at Grand Hyatt Scottsdale, as well as strong performance by our hotels in Santa Barbara, Orlando, San Diego, and Santa Clara were the most significant components of our Same-Property RevPAR growth for the quarter. Encouragingly, our hotels in the Houston market also experienced growth in RevPAR as market performance improved after the difficult year-over-year comparisons in the third quarter."
Xenia Hotels Reports Q4 RevPAR Growth of 5.6%
Xenia Hotels provided a business update. Quarter-to-date portfolio performance has been in line with the company's prior expectations, and the government shutdown early in the quarter did not have a material impact on portfolio performance. For Q4 through November 30th, the company estimates that Same-Property RevPAR and Total RevPAR increased 5.6% and 8.1%, respectively, vs. the comparable period in 2024. The company believes it continues to be well-positioned for 2026, as evidenced by the following: 2026 group rooms revenue pace was up approximately 15% as of October 31, 2025, vs. group rooms revenue pace for 2025 at the same time last year. Approximately 35% of the company's room night demand is derived from the group segment. The company's revenue mix is expected to underpin growth in 2026. Year-to-date through Q3 2025, revenues consisted of 56% rooms revenues and 44% non-rooms revenues. Expects non-rooms revenue growth to outpace rooms revenue growth again in 2026. Quarter-to-date, through December 4th, the company repurchased approximately 2.7 million shares of common stock at a weighted average price of $13.56/share. Year-to-date, through December 4th, the company has repurchased approximately 9.4 million shares or 9.2% of shares outstanding as of December 31, 2024. The company had approximately $97.5M remaining under its share repurchase authorization as of December 4th.
