LTC Properties Acquires Four Communities for $200M

LTC Properties announced a new $200M SHOP acquisition. Acquisition Highlights: Investment: $200M acquisition of four SHOP communities in Minnesota. The communities total 453 independent living, assisted living and memory care units with an average age of nine years. The anticipated year-one cap rate is approximately 7%, with an anticipated unlevered IRR in the low- to mid-teens. Operating Partner: Lifespark Senior Living, an existing LTC SHOP operator assumed operations. Funding: $167M of proceeds from the sale of a portfolio of 13 skilled nursing centers in Texas. The portfolio had annualized contractual cash income of $12.4M and a net book value of $101M. The remainder of the funding was from the Company's revolving line of credit, which is anticipated to be repaid by October 1 with proceeds from additional asset sales. Continued Momentum: Since launching SHOP in May 2025, LTC has grown its portfolio from 13 to 43 communities with an average age of 10 years, now representing 38% of the Company's annualized net operating income. The platform spans 12 operators, 10 of which are new LTC relationships since LTC's launching of SHOP.

LTC Properties Acquires Wisconsin Community for $40 Million

LTC Properties "announced the $40 million SHOP acquisition of a community in Wisconsin that includes 147 independent living, assisted living and memory care units. Health Dimensions Group, a SHOP operator new to LTC, will continue to manage the property. The acquisition was completed at a cap rate of approximately 7.2%, with an anticipated unlevered IRR in the low- to mid-teens, and was funded with proceeds from ATM sales. During the 2026 second quarter, LTC sold 4.1 million shares of common stock for $154.7 million in net proceeds under its equity distribution agreement."

LTC Properties Acquires Two SHOP Communities in Colorado and New Mexico for $73M

LTC Properties acquired two SHOP communities located in Colorado and New Mexico for a combined purchase price of $73M. The acquisition was completed at a cap rate of approximately 7% with an expected unlevered IRR in the low- to mid-teens, and was funded with proceeds from ATM sales. MorningStar Senior Living, an existing LTC SHOP operator, will continue managing the communities. Since launching SHOP in May 2025, LTC has grown the portfolio to 36 properties, which now represents 34% of the company's total gross real estate investments. The platform spans eleven operators, nine of which are new relationships for LTC.
