Medical Properties Trust announced that its board of directors declared a regular quarterly cash dividend of 9c per share of common stock to be paid on January 8, 2026, to stockholders of record on December 11.
Medical Properties Trust Announces Q3 EPS of 13 Cents, Below Consensus Estimate of 2 Cents
Reports Q3 revenue $237.52M, consensus $245.79M. Edward Aldag, Jr., chairman, president and CEO, said, "Our recently transitioned portfolio continues to ramp cash rents as expected. Following the successful re-tenanting of our California hospitals, we have increased confidence that pro rata annualized cash rent from our current portfolio will exceed $1 billion by the end of 2026."
Medical Properties Trust Offers Update on Portfolio
Medical Properties Trust provided updates with respect to certain hospitals currently leased to Prospect Medical as well as recent asset sales. Yale New Haven Health System has entered into a settlement agreement with Prospect and MPT under which Yale will pay $45 million to Prospect, while Prospect and MPT will release Yale of any obligation to purchase the three facilities in Connecticut that it agreed to purchase in 2022. MPT expects that the $45 million will be used to reduce the Company's outstanding debtor-in-possession loan to Prospect. The settlement remains subject to approval of the Bankruptcy Court overseeing Prospect's Chapter 11 case. In addition, with respect to the hospitals operated by Prospect in Connecticut, Prospect has entered into a definitive agreement with an operator to purchase two of the facilities and is in discussions with another operator to purchase the third facility. Those sales are also subject to Court approval. The $45 million settlement payment from Yale will be additive to proceeds from the sales of all three facilities
Medical Properties Trust Secures New Lease Agreement for Six Facilities in California
Medical Properties Trust announced a lease agreement with NOR Healthcare Systems in conjunction with NOR's bid for Prospect Medical Group's California operations. The transactions are expected to close in 2025, subject to approval by applicable regulatory agencies. The six facilities will be subject to a master lease with initial annualized rent of $45M, virtually identical to Prospect's once-scheduled 2025 rent, and CPI-based annual rent escalators beginning in 2026. All rent will be deferred for a period of six months, and 50% of rent will be deferred for an additional period of six months, after which the aggregate deferred rent will be paid over the remaining lease term. MPT has committed to fund up to $60M in seismic improvements as may be required by California regulators over the next four years, which will increase the lease base and result in additional rent at the prevailing lease yield.
