Reports Q2 revenue $79.276M, consensus $76.77M. "We posted a strong quarter of growth, highlighted by 17.6% year over year increase in our Funds from Operations as Adjusted per share," said H. Michael Schwartz, Chairman and Chief Executive Officer of SmartStop. "Our strong same-store results were driven by our revenue management platform, talented operations and store level teams, growing efficiencies from scale, and effective expense control. Further, our same-store operating margins were 67.3% this quarter, up 150 basis points year over year. These improvements in our core operations led us to increase our 2026 same store NOI guidance and FFOa per share guidance."

SmartStop Self Storage Forms Real Estate Credit JV Targeting $100 Million Investments
SmartStop Self Storage "announced the formation of a real estate credit joint venture targeting bridge debt and preferred equity investments across the self-storage sector in the United States. The Venture will deploy capital across the full spectrum of structured capital solutions, including senior loans, mezzanine financing, preferred equity, and hybrid instruments. Target investment scenarios include ground-up development financing, value-add acquisitions and conversions, and recapitalizations of existing assets requiring rescue or bridge capital. The Venture will have an initial target of $100 million in invested capital and the ability to recycle capital throughout the Venture's term."

Same-store revenues increased by 0.4%, same-store property operating expenses increased by 2.0%, while same-store net operating income declined by 0.3% compared to the same period in 2024. Despite the choppiness, we delivered solid third quarter same-store results with average occupancy of 92.6% and sector leading revenue growth of 2.5%.
