The communities are expected to generate an initial NOI yield of approximately 7.0% and 6.6% after routine capital expenditures. The company currently has approximately $164.3M of investment opportunities under signed Letters of Intent and approximately $51.7M pursuant to real estate purchase options. The company expects to utilize the proceeds from the Section 1031 exchange transaction initiated by the NHC portfolio sale for a significant portion of these opportunities. If completed, these exchanges are expected to defer recognition of a substantial portion of the taxable gain arising from the NHC portfolio sale. In addition to the signed LOIs, the company is currently evaluating a pipeline of approximately $285M in investments which include SHOP, sale-leasebacks and loans with purchase options primarily for senior housing properties.
